SEAL-ONCE® has been leading the innovation in the use of nanotechnology to create long-lasting, eco-friendly wood sealers & tinted wood stains since 2005.  Multi-Surface Concentrate with NANO deeply penetrates the surface to protect & stabilize wood, concrete & masonry against adverse weather & caustic conditions, including salt water spray.  It uses proprietary nano-polymers to form a flexible, breathable barrier by coating the wood fibers and concrete pores, preventing water ingress.

Multi-Surface Concentrate Waterproofing Sealer & Stain preserves the integrity of wood, concrete and masonry by inhibiting cracking, spalling, warping, cupping, rot, decay, mold, mildew & algae growth. It forms a pliable, breathable barrier that allows the substrate to expand & contract & water vapor to escape. It is non-film forming, non-yellowing and will not alter the natural color of wood, concrete or masonry.

Multi-Surface Concentrate is diluted 1:1 with clean water to create the final, usable formula.  It goes on milky white &  dries clear.  It allows wood to silver naturally over time, and can also be mixed with any of our 11 semi-transparent color tints for wood, to enhance the appearance of your project.  Warranted to prevent long-standing water accumulation for up to 10 years on vertical & up to 6 years on horizontal surfaces. Not recommended for concrete driveways or garage floors.

*Actual stain colors may vary from on-screen and printer representations.*

Product Details

  • All surfaces should be cleaned before sealing for best penetration and performance.
  • Clean the surface with a solution of 1 cup Seal-Once Concrete/Masonry Cleaner. Apply this solution to the surface with a garden pump sprayer.
  • Let the solution sit for 15-20 minutes. Do not let the cleaner dry.  Keep it wet.
  • Power wash the cleaning solution from the surface. To prevent damaging the surface do not exceed 500psi.  Keep the nozzle 1-2 feet away from the surface.
  • Rinse thoroughly.
  • Let the surface dry 1-2 dry days before application of Seal-Once Multi Surface**for wood surfaces please follow Seal-Once Nano preparation instructions for Application or Maintenance*
  • Test absorbency after cleaning by sprinkling water on surface. If the water does not readily penetrate the surface, stripping will be necessary to remove old coatings before applying SEAL-ONCE Multi-Surface Concentrate.
  • Do not use if air or surface temperature is below 45°F/7.22°C or above 95°F/35°C.
  • Do not apply in rain or when rain is expected within 12-24 hours. For all stains (including Ready-Mixed), intermix gallons and stir to ensure color consistency.
  • DO NOT THIN. Mix well. Stir contents or shake thoroughly prior to use.
  • Test a small area to ensure acceptable appearance and penetration.
  • Apply first coat with a synthetic brush; pump-up garden sprayer; air-assisted; and/or airless sprayer. Use 15-17 tip and medium to coarse spray pattern. When spraying, always back brush for best results.
  • Second coat can be applied once first coat has penetrated but is still damp. Second coat must be applied within one hour of applying first coat.
  • For best results, apply in the shade and out of direct sunlight.
  • When applying in direct sunlight and wood surface is hot, spray with a mist of water and apply Multi-Surface Concentrate immediately on dampened surface.
  • Apply to all surfaces. Apply SEAL ENDS ONCE® to wood ends.

  • For surface temperatures that are hot to the touch, dampen the surface to bring the temperature down prior to applying the first coat.
  • Allow approximately 2-3 hours for surface to dry, depending on temperature and humidity.
  • Allow 12-24 hours for full cure, depending on temperature and humidity.
  • When recoating, apply as soon as previous coat has penetrated and surface is damp, not wet. Second coat must be applied within one hour of applying the first coat.

Surfaces that have been treated with Multi-Surface Concentrate can be cleaned using a mixture of 1-gallon warm water, 14 oz. bleach, and 1 oz. of Dawn® dish detergent. Apply this cleaning solution with a sprayer and allow to sit for 20 to 30 minutes on the wood surface before rinsing with water using a garden hose with a nozzle. This cleaning solution can be used to remove airborne mold and mildew stains, dirt and grime from the wood surface. Multi-Surface Concentrate will prevent and resist any water, mold and mildew penetration. Do not use oxidizers, corrosives, or strippers on surfaces that have been treated with Multi-Surface Concentrate. Surfaces can be recoated with Multi-Surface Concentrate at any time. Multi-Surface Concentrate may need to be reapplied for fading tint color, surface damage, in heavily worn or high traffic areas, or in places where the surface may have undergone noticeable changes. Before reapplying Multi-Surface Concentrate, clean the surface using the recommended cleaning solution above. Apply Multi-Surface Concentrate according to package instructions. When reapplying in small areas, lightly overlap onto areas previously treated with Multi-Surface Concentrate.
